From Listing to Closing: Your Selling Guide
Congratulations! You have decided to work with The Chou Team, the next steps are about getting the home prepared, priced correctly, marketed properly, and ready for escrow. Here’s a clean step-by-step outline you can send or explain to them:
1. Sign the Listing Agreement & Disclosures
We’ll complete the listing paperwork, including the listing agreement, agency disclosures, and any required seller disclosures. This officially allows me to begin representing you and marketing the property.
2. Discuss Pricing Strategy
We’ll review comparable sales, current market conditions, and pricing strategies to determine the best list price that will maximize exposure and help achieve the highest possible sales price.
3. Prepare the Home for Market
We’ll go over recommendations to help the home show its best, which may include:
Decluttering and depersonalizing
Deep cleaning
Minor repairs or touch-ups
Landscaping improvements
Staging recommendations
4. Schedule Vendors & Inspections
If needed, we’ll coordinate:
Professional photography
Videography/drone shots
Floor plans
Staging
Pre-listing inspections (home, termite, sewer, roof, etc.)
5. Create the Marketing Plan
I’ll prepare all marketing materials, including:
MLS listing
Online advertising
Social media marketing
Email campaigns
Open house strategy
Property flyers and brochures
6. Go Live on the Market
Once everything is ready, we’ll officially launch the listing to the public and begin scheduling private showings and open houses.
7. Review Offers & Negotiate
When offers come in, I’ll review the terms with you carefully, including:
Price
Contingencies
Down payment
Loan type
Closing timeline
Buyer strength
Then we’ll negotiate to get you the strongest overall terms possible.
8. Open Escrow
After accepting an offer:
Escrow is opened
Buyer deposits earnest money
Buyer inspections and appraisal take place
Loan approval process begins
I’ll coordinate everything throughout escrow to keep the transaction moving smoothly.
9. Prepare for Closing & Move-Out
As we approach closing:
Final documents are signed
Moving plans are finalized
Utilities and address changes are arranged
Buyer completes final walkthrough
10. Close Escrow
Once funding and recording are completed, the sale officially closes and proceeds are distributed.
“Our goal now is to prepare the home to show in the best possible light, attract the strongest buyers, and negotiate the best possible terms for you.”
