Ready to Close? Here's What Sellers Need to Know
✅ 1. Finalize Repairs & Disclosures
Complete any agreed-upon repairs from the buyer’s inspection requests.
Keep receipts or proof of completed work in case the buyer requests verification.
Ensure all disclosure documents have been submitted (e.g., Transfer Disclosure Statement, Natural Hazard Disclosure, etc.).
✅ 2. Allow Buyer’s Final Walkthrough
The buyer usually gets a final walkthrough 3–5 days before close to ensure the home’s condition hasn’t changed and agreed repairs are done.
The home should be in the same condition (or better) than when the buyer made the offer.
✅ 3. Prepare to Sign Closing Documents
Expect to sign:
Grant Deed or Warranty Deed
Seller’s Closing Statement
Affidavit of Title
Any other local/state-required disclosures
Signings may happen at the escrow office or via a mobile notary.
✅ 4. Gather Items to Leave for the Buyer
Keys (house, mailbox, shed, etc.)
Garage door remotes
Appliance manuals & warranties
Alarm codes, smart home login info, gate codes, etc.
✅ 5. Cancel or Transfer Services
Notify:
Utility companies (set shutoff date for closing day or end of rent-back)
Internet/cable provider
Homeowner’s insurance (set to cancel on closing date)
Cancel home warranty, if applicable and not transferring to buyer.
✅ 6. Move-Out Timeline
If you are staying after close (e.g., rent-back), make sure:
Terms are in writing and clear
You know the exact move-out date
You leave the home in the required condition (typically “broom clean”)
✅ 7. Review Settlement Statement (ALTA Statement)
Provided by escrow/title company before closing.
Double-check:
Final sale price
Closing costs and fees
Your net proceeds
Flag any discrepancies before signing.
✅ 8. Plan for Receiving Funds
Let escrow know how you want to receive your sale proceeds:
Wire transfer (be cautious of wire fraud scams—always verify with escrow)
Cashier’s check
✅ 9. Notify Change of Address
Set up mail forwarding with USPS
Update address with banks, DMV, subscriptions, etc.
✅ 10. Leave the Home in Proper Condition
Unless otherwise agreed:
Remove all personal property
Clean the home (at least "broom swept")
Don’t leave trash or debris
